A: Honestly, a lot will depend on what part of the country you are from and what type of equipment is commonly used. Looking at this plan very simply and using a traditional tanked water heater and ducted furnace, the closet of the first floor den can be used for both of those utilities. The door would open towards the hall and there should still be space to have a small closet for the den. Or they can be placed in their own closet on the left side of the kitchen. In some states it is common to put the air handling equipment in the attic. Elsewhere I know it is more common to use non-ducted or micro-ducted mini splits. Other places it is common to still use electric heaters in each room. Tanked water heaters can be placed in any closet with proper B-duct venting for gas units, or there are also electric and gas (both LNG and LPG) tankless (AKA on-demand) water heaters. If you don't want to cut down the closet in the main floor den because you are wanting 4 full bedrooms, check out plan 76821 which has 4 full bedrooms upstairs with the main floor den being an additional bedroom.
