A: Regarding the questions about the multi-level decks facing the ocean and the required raised height, please verify with the local codes on any possible requirements etc. regarding these issues. A deck at ground level could be added as per the site conditions and requirements The first level or ground level is the pier foundation, the house is raised up on piers, the perimeter is covered with trellis, not necessarily screened. The laundry room could be converted to a full bath but perhaps some additional room may be required, possibly by simply pushing the bedroom closet a bit. The storage closet is only 24" deep, not enough for a w/d, 36" is required.
