This triple garage plan provides ample room for parking and as use as a workshop with the added feature of a living area over for guests or family. The garage doors are 9'x7'. Each one is specified with a 3 panel, angled window. The two spacious bedrooms are well suited for daily living, the kitchen, dining, and living room are combined to give an open feeling as the sloped roof and dormers add character.

A: The customer can purchase the Materials List without the plans if they want to get a breakdown of materials, it includes the concrete and rebar etc. Plans are done with a stem wall slab not monolithic. The plans do not show a plumbing layout nor electrical layout, just the locations of fixtures and electrical lights and plugs.
A: The garage floor is sloped to the door, so at the garage door the ceiling height is 9’-4” and at the back wall it is approximately 9’-2”. The measurement of 9’ is taken from the top of the entry slab in the living area to the ceiling. There is a 4” drop from the entry slab to the garage slab to prevent water coming into the entry from the garage.
A: Typically the files are sent as DWG 2018 files. However the files can be sent in other formats if the client cannot open this type of file. A: The plans are designed with a stick framed roof (traditional framing), there is a cross section for the roof framing provided. If the client wishes to use trusses instead they should be able to get truss layouts from the truss supplier and submit these with their plans in lieu of the framing details shown on the plans.
