Secondly, notice the sliding door which functions to close the bathroom or to conceal the closet; it's a space-saver. Thirdly, the bathroom has a small shower instead of a standard tub / shower combination.
The living room in Guest House Plan 73931 is open to the kitchen, and the dimensions are 15' wide by 12'8 deep. Q:What kind of roof does it have? Does it have ceiling joist, rafter ties, collar tie? Open ceiling?
A:Plans call for a vaulted ceiling. Stick frame.
Q:In the picture it looks like there is a loft but I don’t see one on the plan.
A:There is space for a small loft in the plan but it is really just glorified storage.
Q:Is the wall type 2x4 or 2x6?

Q:Does this house plan come in any other versions-like a 20 feet wide vs. 16 feet wide, etc?
It would be a good plan if it had a functional bedroom. The bedroom is too small. Maybe the designer has another version of this plan?

Q:I think we have settled on this plan for our cabin. I do have a very simple question, though. We want to utilize the loft area for a guest bed so can you tell me the height of the inside roof peak so we can get a feel for the amount of usable space in the area above the bedroom, bathroom? Q:Before purchasing your plan, which I really like, I'd like to get a sense of the room in the sleeping loft. Since the plan is listed as 16x24 but the dimension on the drawing for the Liv/Kit is 15', I suppose you deduct a foot for both walls. That would mean the loft is 15'x 10' or so. Please correct me if I am incorrect. The way you've drsigned it, what is the inside roof peak? Also, I've assumed 8' walls.
If we wanted, could we increase the pitch to get more loft space?

A:Keep in mind that the loft is not legal sleeping space. Some code officials can get a little quirky over them.

The space up there is just big enough for a mattress on the floor. It works very well for what it is.
Q:In the photos posted, there is a rail above the bedroom/bathroom ceiling. Is that vaulted area easily configured as a sleeping loft?
A:It is a small loft area accessed by a ships ladder.

A:Yes to both.
Q:Is this house built with open ceiling (in other words, to the roof?) Can it be built more as a studio (without the walls for the bedroom?)
A:It is vaulted (to the ceiling) and the walls could be eliminated.
