Rambler House Plan 24249 with Walkout Basement, Wraparound Porch and 2-Car Garage
Rambler house plan 24249 combines timeless one-story living, cost-conscious construction, and inviting architectural character into a home that has remained popular with homeowners for years. Offering 1,741 square feet of thoughtfully designed living space, 3 bedrooms, 2 full bathrooms, a full basement with a 2-car garage, and a spacious wraparound front porch, this classic Rambler is ideal for growing families, retirees, vacation properties, or anyone seeking comfortable living with room to expand. Its efficient rectangular footprint helps reduce construction costs while delivering the open, welcoming spaces today's homeowners appreciate.
The exterior embraces classic Rambler styling with clean horizontal lines, balanced proportions, and an inviting wraparound front porch that immediately enhances the home's curb appeal. More than simply an architectural feature, the expansive porch creates an outdoor living area perfect for relaxing in rocking chairs, greeting neighbors, enjoying morning coffee, or giving children a protected place to play. The corner wrap adds depth and visual interest while reinforcing the home's warm, welcoming personality.
Inside, the thoughtfully designed open floor plan creates excellent flow between the home's primary living areas while maintaining comfortable separation where it matters most. The centrally positioned stone-faced fireplace serves as both a beautiful architectural focal point and a natural divider between the living room and dining area, allowing each space to feel connected while maintaining its own identity.
Vaulted ceilings throughout the main living areas create an impressive sense of openness, allowing natural light to fill the interior and making the home feel even larger than its already generous footprint. Rich wood flooring further enhances the warmth and timeless appeal of the home's interior, creating an inviting atmosphere for both everyday living and entertaining.
The kitchen is efficiently designed to maximize workspace and storage while remaining open to the dining and living areas. This connected layout allows family members and guests to stay engaged during meal preparation while making entertaining simple and enjoyable. Whether hosting holiday dinners or preparing weeknight meals, the kitchen supports both functionality and conversation.
The private owner's suite provides a peaceful retreat with a comfortable bedroom, generous closet space, and a well-appointed private bathroom designed for everyday convenience. Two additional bedrooms offer flexible accommodations for children, guests, a home office, or hobbies while sharing a centrally located full bathroom.
The full basement significantly expands the home's versatility by housing the spacious 2-car garage while providing abundant storage space and future possibilities. Whether used for seasonal storage, a workshop, hobby space, or future finished living area, the lower level offers flexibility that adapts as your family's needs evolve.
Designed with both affordability and livability in mind, house plan 24249 proves that economical construction does not require sacrificing comfort or architectural appeal. Its simple structural design helps manage building costs while delivering the features homeowners value most, including vaulted ceilings, outdoor living space, an open floor plan, and generous storage.
Available with a full basement foundation, this Rambler is particularly well suited for sloping lots while maximizing usable space on multiple levels without compromising the convenience of primary one-story living.
Whether you're building your first home, a forever family residence, or a comfortable retirement retreat, house plan 24249 delivers lasting value, timeless Rambler styling, and practical everyday living in one beautifully balanced design.
Better Living by Good Design.
What's Included?
Exterior Elevations Scaled drawings of the front, rear, sides of the home. Information pertaining to the exterior finish materials, roof pitches and exterior height dimensions.
Typical Wall Section This section will address insulation, roof components, and interior and exterior wall finishes. Your plans will be designed with either 2x4 or 2x6 exterior walls, but most professional contractors can easily adapt the plans to the wall thickness you require.
Fireplace Details If the home you have chosen includes a fireplace, the fireplace detail will show typical methods to construct the firebox, hearth and flue chase for masonry units, or a wood frame chase for a zero-clearance unit. Available for most plans.
Foundation Plan These plans will accurately dimension the footprint of your home including load bearing points and beam placement if applicable. The foundation style will vary from plan to plan.
Roof Plan The information necessary to construct the roof will be included with your home plans. Some plans will reference roof trusses, while many others contain schematic framing plans. These framing plans will indicate the lumber sizes necessary for the rafters and ridgeboards based on the designated roof loads.
Typical Cross Section A cut-away cross-section through the entire home shows your building contractor the exact correlation of construction components at all levels of the house. It will help to clarify the load bearing points from the roof all the way down to the basement. Available for most plans.
Detailed Floor Plans The floor plans of your home accurately dimension the positioning of all walls, doors, windows, stairs and permanent fixtures. They will show you the relationship and dimensions of rooms, closets and traffic patterns. The schematic of the electrical layout may be included in the plan.
Stair Details If stairs are an element of the design you have chosen, the plans will show the necessary information to build these, either through a stair cross section, or on the floor plans.
