Modern Farmhouse Plan with Outdoor Kitchen and Large Bonus Room

This modern farmhouse plan exudes delivers an attractive, symmetrical exterior and well-though-out floor plan for today's modern family. French doors open to the foyer with barn doors on your left giving you access to an office/playroom. Ahead, the living room takes center stage witha fireplace, views and access to the 12'-deep rear porch and an exposed beam separating it from the kitchen. A large island provides seating for casual meals, while the adjoining dining room provides additional seating. A spacious rear porch includes an outdoor kitchen for grilling and dining. Q: Does the width of the bonus room align with the 9' ceiling area? In other words does the 13'10" area fall under the 9' ceilings? Thank you! Jean

A: There is sloped ceilings on each side, the 9’ area is the 6’wide flat ceiling across the top

Q: What type of tub does the master bath call for and how is it situated in regards to the shower? It is difficult to tell from the plans.

A: Freestanding tub about 66” long

A: We call for 16” open web floor trusses for the floor framing. TJI’s would work too.

A: The foyer isn’t quite wide enough for all 3 windows to work, the foyer would need to be wider by 6” on each side.

A: Yes to cathedral ceiling in living room area, and the bonus is setup as living space

We would like to provide excellent photos for your site, once we are in the process. Does the pantry have a door and can you tell me which doorways would be able to accommodate pocket doors?

A: One of our most popular designs! Would love some pics! It does have a barn door right now. Pantry, powder room from hall, and both entrances in shared kids bath could have them.

Q: What kind of ceiling is in Living room? Vault, coffered? Con exterior siding be changed to brick and rock with modification order?
