This home is classified as Southern Style because it has a beautiful wraparound front porch. The covered porch measures 47'6 wide by 8' deep and wraps around the front rooms of the home. Southern Style House Plan With Open Living Space
Southern Style House Plan 41445 has a traditional foyer. Add a side table to hold flowers, and your home is instantly welcoming. The living room has wonderful vaulted ceilings with beams to add interest. Arrange your furniture around the fireplace because it is a dramatic focal point. We love the set of barn doors which open to the office. Close the doors when you need quiet time to get your work done. Roll them open to allow more sunlight to filter inside from the front windows.
The kitchen is spatially separated from the living room by the large island. Your family will sit here for breakfast every morning or to grab a snack after school. Q:How tall is the fireplace hearth? It looks pretty close to the ground. What are the dimensions of the upstairs bonus room door that opens into the attic?
A:The plan with bonus option attic door is 2'8"x6'8",
We do not specify the hearth height. That is built to suit the client by the contractor. It also is a gas fireplace so they can do a flush hearth or a raised one.
Q:What is the measurement of the fireplace in relevance to tv pictured?
A:Its 6’ wide
Q:Is the small window in the roof a former window or part of the attic? What is the pitch of the vaulted ceiling in the living room?
A:The dormer window is for aesthetics and is in the attic.

A:Yes its mainly concrete with a brick edge/brick facing.

A:There is a 4” brick water table drawn on the foundation. It is not a full brick ledge which is typically 5.5”.
Q:What is the total width and depth including the eaves of the roof and guttering. We need that for the offset?
A:We don’t design with gutters but the width and depth with the roof over hang is 69’-2” x 76’-2 ½”.
Q:What year and code do these plans meet? Is the slab monolithic or stem wall?
A:We have a CMU block slab foundation and a monolithic slab foundation. Make sure to indicate the client wants a monolithic slab on the order so that we send that one. If it isn’t noted, they will receive the CMU block slab foundation.
If this customer is not in our State of Louisiana, they will receive plans that meet 2018 code.
Q:My refrigerator is 122 inches wide, will it fit?
A:No, not in this kitchen
Q:I am wondering how you calculated the square footage? I increased the size of a few rooms and I am getting the same square footage that is shown. The plan is 41445 and square footage is 2085. Are the hallways and closets included? Thank you, Debbie

We calculate square footage of the entire home using the outside of the walls. Room sizes are called out as interior sizes.
Hallways/closets…are all included in the overall footage.
