When you purchase a plan package, you receive the license to build that plan one (1) time. The package includes:1/4" scale floor plan which includes window & door schedules. Our floor plans are very detailed.
1/4” scale Electrical layout which includes much detail such as: Recessed lights, fan/lights, switches, outlets, cable tv & telephone locations, exterior flood light locations, weather proof outlets, heat/vent/light locations…etc.
1/4" scale front and rear and side elevations.
1/4” scale foundation plans which do include floor & ceiling framing member specifications.
1/2” scale typical wall sections and all foundation section details.
Roof plans are provided with every package. This will show all roof slopes and a roof framing detail.
Miscellaneous details as needed per house plan.
Kitchen/ bath cabinet elevations are provided.

Q: Does the plan show what size steel ibeam is required with the diameter size and wall thickness of the steel columns holding up the ibeam? For example, ibeam size w21 or w23?
A: I assume this is in reference to the basement. We call out W12x22 steel beam.
Q: Is this plan available without the upstairs bonus room?
A: We do not have that option available.
Q: I’d like to add a basement and keep the bonus room above the garage. That closet listed under the stairs to the bonus room, would it be possible to put the basement access there? Also, is there any pictures of the laundry/mud room space?
A: We have a basement option and yes that is the location of where the stairs start. See attached for the web plan. We do not have pictures of the mudroom. Thank you and have a great day!

Q: On plan number 41481, we cannot find the chimney placement from the living room fireplace. We are not seeing it on any of the shown elevations? Also is there a walk out basement option on this plan and where would the basement staircase access be? Thank you in advance for your assistance!
A: The living room fireplace is a gas ventless fireplace (no chimney). We do not offer walkout basements. We do offer a future in-ground basment option for an additional $395 fee where the stairs start under the bonus room stairs where the closet under the stairs is located.
Q: Is the basement staircase entered where you show the closet in the mud room (stacked with the up staircase)?
A: Yes that is correct.
