Yes, master bedroom access to the laundry room is a wonderful convenience. The laundry room in Ranch Style House Plan 51984 is huge too. It includes cabinets, utility sink, freezer, and lots of counter space for folding clothes. The broom closet is converted to be a staircase if you choose the basement foundation. Right outside is the drop zone where the kids can drop off their book bags when they come inside from the garage.
Continue down the hall, and you will find the powder room and then the large kitchen pantry. The pantry measures 8'10 wide by 5'8 deep. Here you can keep all of your kitchen extras organized, stored, and out of the way.
Lastly, we tour the open living space. The L-shaped kitchen in Ranch Style House Plan 51984 has a large island with eating bar, and it's open to the dining space. Finish the kitchen with your favorite style cabinets, tile backsplash, and stone counter tops. Don't forget the stainless-steel appliances to finish the look.

Q:just curious about mechanical room in this layout. I see a freezer space in the laundry but what about a space is just a slab for water heater, furnace, etc?
A:Mechanical equipment is to be located by your mechanical contractor based on your site conditions. Typically this equipment is located in the attic space.
Q:I was Wondering if you can get ICF plan instead of wood?
A:We do not offer ICF plans. You should be able to contact the ICF manufacturer and have them adapt the plans to work with their system.
Q:Do you have a walkout basement option, and if so, will you send all the images that have of it?
A:There is no traditional walkout basement for this one since the garage is on the rear of the plan. The only walkout option is a retaining wall style bulkhead on the right side of the plan.
Q:Is Wall framing, roof framing, structural floor plan included?
A:Framing plans are not included because they are specific to the loads present at the site of construction. Generally, these are not required, but if they are for your permit area, you will need to have a local designer/engineer assist with providing these items. In those cases, CAD files are recommended.
Q:How many sq ft is the powder room/half bath?
A:Approximately 27 sf.
Q:Is the bonus room over the garage or exactly where is it located?
A:Correct...the bonus room is over the garage.

Q:Is there an option to not do the bonus room and not have stairs?
A:It would be very easy to just not build the bonus room and incorporate the stair space into a larger pantry. This is likely a change that your builder could make on site.

A:Mechanical systems are located in the attic space.
Q:Is there enough room for my builder to make a vaulted ceiling in the master bedroom?
A:It's possible, but the peak of the vault would have to run left/right like the great room due to the framing of the roof above the master.
Q:Is there an available lighting plan?
A:The electrical plan includes the suggested electrical plug and lighting locations.
Q:Can this entire house be built with dimensional lumber or would I have to use engineered pieces in places. Except the garage. I would have the plans altered to delete the garage.
A:With the exception of the floor joists for the bonus room and crawlspace foundation, all other aspects of the framing are designed for stick frame construction with dimensional lumber. Pre-engineer joists are specified for the bonus floor and crawlspace foundation.
Q:I was concerned about where an outside entrance to the basement would be at, are would that not work?
A:The basement available is an unfinished cellar type basement. If you wanted a walkout basement, it will depend on your lot and the way the terrain slopes as to where the exterior door would be.
Q:Can you tell me the size of the windows in bedrooms 2 & 3?
A:These windows are 2860 (2-8 wide x 6-0 tall)
Q:Can you tell me if there are areas that could be used for storage? Such as attic space or otherwise?
A:There is access to the attic space from the bonus floor, or if the bonus space is elected to remain unfinished, it could be used for storage as well.

Q:Can this home be built without the bonus room? We do not want to be over 2200 heated square ft. If there is another plan where the bonus room included comes to 2200 please let me know.
A:The bonus room is currently not included in the heated square footage. The 2201 sf is for the first floor heated only. It is your option as to whether you build out the bonus room or not. The main structure of the house and roof allows for it to be built or not built.
Q:If I go with 2x6 exterior walls will that change the sq footage.?. I have to build a 2200 sq ft minimum.
A:The 2x6 version of the plans does not decrease the square footage, so you should still be fine with your minimum requirement.
Q:Where is the furnace and water heater located for plan 51984?
A:We do not call out a specific location as this will depend on what type of water heater and HVAC equipment is selected. Typically these are located in the attic space.
Q:Is there a basement level floor plan?
A:No. All of our basements are unfinished.
Q:How tall are the living room walls?
A:The front wall is 10' at the point that the vaulted ceiling begins. The side wall follow the vault to an approximate 15'-7" peak.

A:The style of siding is board and batten. We do not specify whether it is vinyl, hardie, etc. The materials are to be selected by the owner.

A:A grill, under-counter refrigerator, and sink.
Q:I'm trying to visualize the vault in the great room. Is it symmetrical in the plans?
A:The dashed line in the center of the great room represents the peak of the vault. It is centered on the fireplace.

A:We don't have a version of this plan that meets your requests. However, the plan can be modified to your needs. Simply click the "Modifications" tab at the top of the page to receive a quote for your desired changes.
Q:What size is the window in the master closet? What is the size of the front door?
A:The master closet window is a 5010 fixed window and the front door is a 5080 double entry door.

Q:Will 2 x 6 exterior walls use the same footings and decrease interioir dimensions; or, will foundations be enlarged? Thank you
A:The extra 2" associated with 2x6 walls will be taken to the interior of the plan. Therefore the overall exterior dimensions will remain the same and rooms with an exterior wall will reduce in size by 2" along each exterior wall.
Q:In the laundry room and the master toilet are those full windows or transit windows up top?
A:These are all operable windows and not transoms. The windows are 2030 (2'-0" wide x 3'-0" tall).
Q:Beautiful design. Where would you suggest to put the water heater/ water softer system, and HVAC at? I don't see anywhere in the plans for them. I'm assuming the gargage. Please let me know. Thank you
A:The water heater and HVAC system are to be located on site by your mechanical contractor. Most of the time, these items are located in the attic space in order to keep from occupying valuable floor space.
