We have standard, below ground basement, and a walkout basement with windows and doors across the rear. We could modify the standard basement to be a daylight by adding windows around the perimeter, or your builder could easily do that onsite. Cost to modify the plan to add the windows would be $150 in addition to the plan package. Allow 4 to 5 working days. Thanks.
A: 1467 s.f. heated, counting the basement stairs as heated/cooled space. The garage will be shifted forward four feet to create a space to add basement stairs. Entry hall is four feet longer too. Overall depth will be 63'. Thanks.
A: Hello, This plan has 16" thick prefab floor joists "as per manufacturer's specs" for floor joists, and does have 8" thick poured in place concrete exterior basement walls. We recommend 16" on center spacing, but the floor joist manufacturer may specify some other spacing. You could substitute regular lumber for the floor system if you wish. There is one row of interior support posts with a beam running left to right through the middle, approx. 14'-8" off the rear wall. All floor joists run front to rear. There is one 36"x60" basement egress window with optional prefab window well. There is nothing in the plans concerning sprinkler systems. Most of the interior walls are 2x4, except for the plumbing walls behind toilets and washer/dryer are 2x6. We have this plan available with either 2x4 or 2x6 exterior walls, with basement foundation option. So unless you request 2x6 exterior walls when you order, you would get the standard 2x4 exterior wall version. Thanks.

A: Hello, Yes, it would cost extra. There is no need to pay for that though. The materials list clearly lists what studs are for the walls, so all you have to do is mark though the "4" and make it a "6". The quantity and spacing of the studs will not change. Save your money on that.

A: Hello, The distance from the front of the front porch to the rear of the dining room is about 32'-6". So an 8/12 roof slope would give you an area in the center about 16 feet deep by 54 feet wide, thats taller than 5 feet. There would only be about 8'-6" in the middle high enough to have a full 8 foot ceiling. So I would definitely not use a 6/12, and an 8/12 is only marginal. It is very important to consider where you would add stairs in the future, since the top of the stairs would have to end up in the area taller than 6'-8, which would be in the center 10'-6" of the house. The only place I see where stairs would work is the right wall of the dining room, starting at the rear, headed up towards the front. However this would make your dining room useless since the stairs would be 4 feet wide. So if you wish to add stairs in the future, widen the dining/great room by four feet. Remember a bedroom MUST have a window, so you would need to locate the bedroom over on the far left or far right so the window could go in the gable ends. Thanks.
A: Hello, I am not sure what you mean by "pony wall basement". Are you talking about a basement that sticks out of the ground a few feet, and the rest of it is underground? If that is what you mean, It would look fine. All houses look better elevated two to three feet off the ground. Houses should have a bottom, middle and top. The bottom is the foundation area, the middle is the walls, and the top is the roof. This house is currently shown on a slab on grade, with no bottom section, which certainly does not add to the curb appeal. It was done that way to be economical to build. It could easily be built on whatever type foundation was called for. We do already offer it with a basement option. The builder would just set the basement level on site, so it could stick out of the ground however far it needed to. Then you would just add steps in the garage to get inside the house, or build the driveway up as needed, or both to correct for the taller elevation. Have a great day and God bless!
