Q:Can the pitch of this roof be lowered? If so what is the lowest roof pitch for this home?
A:Hello, This plan has a dual sloped roof. The front and rear are 8/12 slope, and the sides are 12/12. This creates the horizontal ridge in front view.
Any reduction in the roof slopes will affect the headroom in the bonus room. If you intend to keep the bonus room, 7/12 front and rear slope, with a 10/12 side slope may be the lowest option that would work.
If you do not intend to keep the bonus room, the roof slope could be lowered more, but the dormers will need to be eliminated as that roof becomes too small for them.
6/12 slope is the lowest slope that is considered "energy efficient".

A:how wide the hall is? 48" clear space
How wide is the opening from great room to hall is? 36"
How wide is opening from entry to breakfast room? 42"
What are the dimensions of the the pantry? 4'-4" wide by 3'-10" deep- Note that it could be expanded into the storage room if you want a larger pantry.
What are the dimensions of the closets in bedroom 3 and 4? Bed 3 closet is 8'-2" wide by 2'-8" deep Bed 4 closet is 6'-8" deep by 2'-2" deep, plus there is a built in desk which is 4'-6" long.
What is the length of the small wall in the kitchen that holds the oven? 7'-8" from the left corner to the edge of the opening to the laundry/dining area.
All of these measurements are the clear sizes.(usable space, not including wall thicknesses).
