Floor Plans - For each level we include... a 1/4"=1'-0" scale floor plan indicating frame walls and masonry with dimensions, notes, door and window sizes, room names and floor finishes, cabinet, shelving, fixture locations and notes, ceiling conditions, electrical/lighting fixtures and switches.
Exterior Elevations - We include... Front Elevation at 1/4"=1'-0", side and rear elevations at 1/8"=1'-0", plate heights, roof overhangs, material/surface notes, window heights, roof pitches, material hatching for clarity, floor to floor dimensions and any other detail we feel is necessary to explain the construction.
Cabinets/Building Sections- Cabinet elevations at 3/8"=1'-0", showing cabinets, appliance locations, plumbing fixtures, shelving, counter/backsplash surface, cabinet material and finish, niche details and any other special situation that cannot be understood from the plan view. Building Sections are included only when there is no other way to indicate the spatial characteristics of the home. This information is quite often indicated well enough on the elevations and plans.
Foundation Plans - We offer a choice of three types of foundations, full basement, crawlspace, and slab foundations. Each comes fully dimensioned, and noted indicating wall composition and thickness, construction detail references to our detail page, beam, pier and column locations and sizes, stair locations for basements, reinforcing steel sizes and step downs in monolithic slabs and ventilation grilles for crawlspaces.

Details - For each foundation type we include... 3/4"=1'-0" scale details indicating material composition, size and critical dimensions for construction of the primary foundation.

Q: How do I know how tall the ceilings are in each room
A: 12’ clgs = Foyer, Family, Dining, Kitchen, Study. 10’ clgs – Master Ste, Mstr Bath, WIC’s, Bedrm 2 & 3, Bath 2, 3 & 4, wic’s. 8’ clg = Garage, Mud Rm, Pantry. 9’ clg = Utility.
Q: How big are the walls in the bonus room upstairs?
A: 5’ sloping up at 12:12 pitch to 9’.
Q: Can this plan have a vaulted ceilings in the family room from front to back?
A: You could, there would be some attention needed to handle the transitions between spaces.
Q: Thank you. Is a majority of the bonus 5’-6’ in height?
A: It’s a 12:12 slope, so only the first foot along the 5’ wall is that low.
Q: Hello, Do you have any interior pictures, and/or additional pictures of homes that have have been built using house plan 75156? Also, can the bonus room be built over the master bathroom, pantry, and utility instead of the garage? One additional question, for the bonus room over the garage, could you tell me me the ceiling heights as well as the heights if if is different from the center and side walls? Thank you! Taylor
A: No pictures, sorry. Yes, the bonus could be built over the master bath and wic’s. The bonus ceiling height is 9’ total with 5’ sidewalls.
Q: Is there any usable space in the attic of this plan, enough to add a 2nd floor study/office or conditioned storage? Seems like there could be a lot, but can't tell from the illustrations? Do you know if this plan has been built in the Raleigh, NC area? Any actual photographs of the finished house?
A: There is plenty of attic space. The trade offs will be with ceiling heights necessary to gain access to those spaces in the attic. Currently no photos in yet.

A: We show the family, kitchen to be a flat 12’ ceiling but it could be vaulted.
