Southern Style House Plan With Outdoor Living and Bonus Space (Plan 75159) has 3 bedrooms, 2 bathrooms, 1486 square feet of total living area + 513 square feet in the bonus room upstairs.
In the rear is the covered lanai providing shady outdoor living space. The ceiling fan keeps you cool in the summer. The outdoor fireplace keeps you warm and toasty in the winter. This outside relaxation area measures 17' x 15'. Connected is a smaller covered sitting area that is accessed from the master suite through a set of French doors.
Upstairs is a very large bonus space that is divided by the staircase. One side is 11' x 16', and the other side is 16'3 x 16'. Either or both sides could be used as a bedroom if closets were added. Also consider using the bonus area for a craft room, game room, study or office space. The layout of the second floor makes it very flexible.
Moving back to the main floor, we find an open layout. From the dining room window, you have a view of the front covered porch. Central to the living space is a fireplace and the kitchen island with raised bar seating. An angled wall with French doors looks out to the lanai in the back.
A great feature in this Southern Style construction plan is the large utility room. Here we have a drop zone, pantry, and washer and dryer space. The counter space makes laundry day easier. A side door exits out to the 2 car garage.
Bedrooms are arranged in a split floor plan layout. Two children's bedrooms share the guest bathroom off the hallway. One bedroom has an exit door to the lanai.
The master suite has an 11' step ceiling and French doors to the back yard living space. Included in the ensuite is a shower, double vanity and attached walk-in closet.

Exterior Elevations -
We include... Front Elevation at 1/4"=1'-0", side and rear elevations at 1/8"=1'-0", plate heights, roof overhangs, material/surface notes, window heights, roof pitches, material hatching for clarity, floor to floor dimensions and any other detail we feel is necessary to explain the construction.
Cabinets/Building Sections-
Cabinet elevations at 3/8"=1'-0", showing cabinets, appliance locations, plumbing fixtures, shelving, counter/backsplash surface, cabinet material and finish, niche details and any other special situation that cannot be understood from the plan view. Building Sections are included only when there is no other way to indicate the spatial characteristics of the home. This information is quite often indicated well enough on the elevations and plans.
Foundation Plans -
We offer a choice of three types of foundations, full basement, crawlspace, and slab foundations. Each comes fully dimensioned, and noted indicating wall composition and thickness, construction detail references to our detail page, beam, pier and column locations and sizes, stair locations for basements, reinforcing steel sizes and step downs in monolithic slabs and ventilation grilles for crawlspaces.
Framing Plans -
For each level we include... a 1/8"=1'-0" scale plan indicating rafter, ceiling and floor joists locations, sizes and spacing as well as lumber grade specified, additional bracing and blocking.
Details -
For each foundation type we include... 3/4"=1'-0" scale details indicating material composition, size and critical dimensions for construction of the primary foundation.

A:Total covered is 2536 SF. If you are finishing out the bonus it is 3093 SF.

Q:Thank you so much for the other garage option design. It looks great! We have been looking at lots in subdivisions with 2200 sq ft minimum requirements for 2 story houses. We love this plan but need it to be slightly bigger (it comes in at 1999sq ft with the bonus rooms). Is there another version of this plan that is SLIGHTLY bigger? Thank you again
A:Unfortunately no. But if you stretched this plan down the middle and made it 2-3 feet wider you could add that extra 201 SF pretty quick without altering the overall look and feel substantially.
Q:Do you have any renderings or actual photos of the inside? Also if add a 3rd or possibly 4th garage, is it best to add to it to the back or front of the current garage.
A:No interiors on this one so far.

Q:Is the Family Room fireplace wood burning or gas?
A:It has a chimney/flue so it could be either.
Q:Are the A/C plans included? How high are the ceiling on main floor? The lanai and all porch’s included in plans
A:A/C designs are site specific. There is no way to size/design a system without knowing where the sun/heat is coming from or the region of the country it is being built in. A/C contractors typically do the design/sizing themselves.
