Country Style Duplex Plan 80887 is a one-story multi-family construction blueprint. In total, the building has 2,496 square feet of living space, 6 bedrooms, and 4 bathrooms. Breaking that down, each unit has 1,248 square feet, 3 bedrooms, and 2 bathrooms. Each family has a private covered rear porch that measures 17'6 wide by 6'8 deep, and each unit includes a one car garage with added storage room. Buyers will choose this plan because it will appeal to potential tenants.
Country Style Duplex Plan With Open Living Space
Country Style Duplex Plan 80887 exhibits a great use of space. Firstly, we step inside and appreciate open living space. The living room measures almost 15 feet wide, and the 9' ceiling makes everything feel more spacious. There is no fireplace, and that leaves more options for choosing and arranging furniture. The corner-placed kitchen is designed for efficiency with all of the expected appliances, and you can add a table for both dining and extra work space. Lastly in this space, the walk-in pantry takes care of all storage needs.
Secondly, we have an oversized one car garage which measures 13'8 wide by 22'6 deep. Find the attic access door in the garage as well. Utilize the storage room for tools that you want to keep out of the way. The enclosed room allows for shelving to be attached to the wall to help out with organization. There is also a convenient locker setup in the garage entry, so the kids can leave shoes and bookbags and cut down on the clutter that would otherwise make its way farther into the house.
Comfortable Bedrooms With Great Master Suite
Thirdly, 3 bedrooms is the sweet spot when it comes to rental properties. Parents with one or two children will choose Country Style Duplex Plan 80887 because the kids will want their own room. Bedrooms 2 and 3 are sized the same, so the kids will have no opportunity to fight over who gets the bigger bedroom. In addition, the closets are good-sized, and the laundry room is centrally located to make laundry day easier and more efficient.
Moving on to the master bedroom, Mom and Dad will enjoy the large ensuite. Access the master walk-in closet via pocket door from the master bathroom. It measures 8'4 wide by 5'8 deep. The bathroom includes a combination tub/shower and large vanity with two sinks and lots of storage.

Previous Q & A
Q:Does this plan come with 9 ft ceiling option and we need shaftwall details. Is that in the drawings.
A:9 ft. ceilings throughout could be done by means of a modification to the plans. We currently do not have an option for that. The plans call for a "1 hr. rated wall assembly from foundation to roof decking". An exact detail is not provided due to the vary methods of achieving this rating, and the variance of local code requirements.
Q:Do the plans come with details of the dividing wall?
A:The plans call for a "1 hr. rated wall assembly from foundation to roof decking". An exact detail is not provided due to the vary methods of achieving this rating, and the variance of local code requirements.
Q:What is the roof pitch over the Garages?
A:7:12
Q:I see the pitch is 4:12, but is that the same over the garage?
A:The pitch over the garage is a 7:12 pitch.
Q:Hi. I’d like to see a front elevation design of this plan on a crawl space foundation, please. Thanks!
A:The front elevation will look the same. We do not adjust ground lines (elevations) due to the variance of topography for each individual build site. The crawl space option will require either a concrete apron into the garage or either adjust the floor level to include additional steps into the house
