A:Thank you for your interest in our home plan. We do not have a floorplan layout for the basement on this plan, as it is not the standard foundation. If basement is chosen as an option, no floorplan is given. If a floorplan is needed, there would have to be a modification request sent in.
We call for HVAC to be located in the attic for this plan, but when basement is chosen, the customer can send in modification request to ask for it to be locate din basement.
Q:What are the measurements for the living room? Is it a vaulted ceiling or 10' ceiling?
A:Approximately 18’8” x 19’ are the interior dimensions of the great room. The ceilings are vaulted.

A:Good morning, thank you for your interest in our home plan. Most interior doors are 28”. To have them changed to 3’ doors would be a modification request. Also, to get 2x6 exterior walls, would be a $250 conversion fee. If you wanted to add an unfinished basement, it would also be a $250 basement fee, for a finished basement (showing framed walls) would be a modification request. We can’t provide full dimensions before a purchase because this would allow someone to build the plan. Also, the walk out basement provided is a foundation only. So, there is not a floor plan available. However, I am providing the basement stair location which is located off the garage.

Q: The plans show an option of a arched opening balcony in the bonus room which would more or less be over the double garage with the area over the kitchen open to the roof line. However, the real life pictures show the kitchen with recessed lighting in a ceiling over the entire kitchen area. I love the idea of the recessed lighting but I also love the idea of the balcony. Did they just increase the size of the bonus room to accomplish this? Thanks for any help!
A:The builder accomplish the recessed lighting by placing fixtures in the ceiling between the timber beams; the opening balcony from the upper level is optional yet did not expand in order to accomplish the recessed lighting so both can be accomplished if desired due to the vault thru the great/kitchen
Q:Could you put a safe room under the stairway or where could you put a safe room?
A:A safe room on the main level needs to be in an area that will allow 8" concrete walls as well as enough space to actual consider a safe room. Typically, if space is limited and a safe room is not to be modified to plan, a walk in closet for example could be a location for a safe room as it’s closed off as well as can accommodate the 8” concrete walls necessary to have safe room as well the space for safe keeping. On the plan below, suggested area to incorporate a safe room on main level will be the master suite closet; other locations that is possible but not recommended is bedroom 2 closet (faux window ) and possibly the laundry room; otherwise a safe room concept will need to modified to plan.

There is a 10’ plate line in the great room/kitchen area; the vault can be maximized as high as the space above (attic space) will allow starting from that plate line.
