Q: Hello, I am planning to do an encapsulated crawl space foundation, but have no way of knowing the current plan dimensions for footer plus stem wall height. I want to build the the stem using 8x8x16 split-face blocks, with grouting and rebar. I want the wall to be 24" above grade and the crawl space to have a 36" clearance (Headroom) wrt to bottom of floor joists. Having said that, I plan to excavate to 36" below grade for the footer base (Due to 32" frost depth at my location), and 12" below grade for the remainder of the crawls space area. Assuming the footer is 12" thick, I would need the stem wall to be 48" in total height - thereby resulting in the wall being 24" above grade with a crawl space clearance of 36", as desired. If the plans you provide do not give me the dimensions I seek, what are my options to adjust the plans so I they meet my needs? I definitely do not want to be stuck with plans that will not work for my desired outcome. Thanks! Lance Haselwood
A: The current crawlspace plans show a concrete block stemwall with engineered joists along with all necessary dimensions. The details are general in nature, so that you can make adjustments as needed on site to fit your specific needs. A height of the stemwall is not specified since this is site specific, so you would simply make the height whatever is needed for your site.
