No foundation design included. Due to the wide variety of soil conditions and various building practices, there is no way we could provide accurate drawings to cover all situations. A registered professional engineer should design the foundation for your specific lot. We believe something this important should not use generic drawings. Where we are located, most municipalities, FHA/VA, and all the builder warranty programs require the foundations to be designed by a registered structural engineer.

A: Both bathrooms are 5' x 9' thanks for your interest.
A: Reply to question below… Square footage is calculated to the outside of walls, so in this case, the combination of living + porch + garage would equal the entire slab. This is the industry standard, as suggested by ANSI. Living, or air conditioned footage, is calculated to the outside of all exterior walls, including the frame wall between the house and the garage. Porches are calculated as just the area of the porches. Garage will include any exterior walls. So you take 19’ as stated, add 10” wall on left + 4” wall on right = 20’2”. Then the depth is 20’ + 10” wall = 20’10”. Multiply = 420. Add the water heater niche of 4’ = 424 sf. If you are adding the room sizes listed on the plans, you need to add for wall thickness, closets, halls, baths, etc. Or if you are calculating by taking the overall width x depth, note the width narrows by 1’ due to the brick ledge stopping on the sides. We use computer drafting software to calculate the footage, but check it manually. I hope this answers your questions.
