This house plan is only 29'6 wide, and the layout is functional for the average sized family. Firstly, the living space is open. The living room dimensions are 14'10 wide by 16'8 deep. A: It would be more efficient if you would tell me what your lot restrictions are. I can then tell you if any of our plans will meet those requirements.
A: The plan shows general cabinet drawings....sizes and styles will have to be verified off of site built conditions prior to building or ordering cabinets.
A: It will depend on what type of water heater you choose. A conventional tank water heater may be located in the garage or attic space. A tankless water heater may be located on the exterior, in the garage, or in the attic space. Since mechanical drawings are not included, you will work with your mechanical contractor to determine the system and location that best suits your needs.
A: The plans call for Pre-Engineered floor joists as per the manufacturer's specifications based on loads present at the site of construction. There is a mid-span beam present under the entry/pantry/bath 2/master bedroom wall. Plans can be adapted locally if dimensional lumber is preferred.
