Plan Description
Small Country Home Plan With Metal Roof
Small Country Home Plan 60132 presents with a metal roof which promises longevity and very little maintenance. Choose vertical blue siding, white window frames, and red brick to achieve the look that you see here. The front covered porch measures 34 feet wide by 8 feet deep, so it spans the entire front of the house. Thick wooden columns make it look all the more inviting when you get home every day. In total, this modestly-sized home is 1,020 square feet of living space, 2 bedrooms, and 2 bathrooms. Outside dimensions are 34 feet wide by 46 feet deep.
Small Country Home Plan With 2 Covered Porches
Small Country Home Plan 60132 is full of charming and functional features. Firstly, the back porch mirrors the front porch and matches it in size. Sit down on the front porch in a comfortable rocking chair and greet your neighbors as they pass by. Maybe you can get someone to stop in for a few minutes and share a glass of sweet tea. If you are looking for some alone time, the back porch is available as well. It has plenty of space for a set of lounge chairs. Select your favorite chair and spend an hour or two reading that book you've been looking forward to. Not only that, but your family will enjoy sitting down to lunch on the back porch, so buy the biggest grill you can find for the next cookout.
Secondly, the floor plan inside has very good traffic flow. Enter the front door and land directly in the living room. It feels very spacious because the ceiling is vaulted. We recommend adding charm with ceiling beams. The electric fireplace will make your living room a favorite place to cozy up in front of the dancing flames. Next, the kitchen makes great use of space with a wraparound counter with eating bar. Choose a big farmhouse sink to go in front of the window, and you can even conceal the trash with a well-designed cabinet layout.
Small Home With Big Closet Space
Thirdly, the closet space in this smallish home is a pleasant surprise because there is so much of it! There is a massive walk-in closet that can be accessed from the living room. It measures 4 feet wide by 11 feet deep. With the right arrangement, it becomes a coat closet and a very large pantry space. Speaking of pantry space, there's another option for kitchen storage, and you will find that in the laundry room. The laundry room is accessed through a set of double doors off the kitchen, and it includes another door that leads outside. One side of the room houses the washer and dryer, and there's storage space right across from the machines.
Bedrooms are sized to be comfortable. Bedroom 2 has a good-sized closet, and the occupant will utilize the guest bathroom off the hallway. Notice that there are two small closets off the hallway which take care of all of your storage needs. Bedroom one measures 11'2 wide by 13' deep, and there's a great walk-in closet that measures 7'2 wide by 4' 8 deep. Open the next door to access the ensuite which includes a nice walk-in shower. Best of all in this room—there's a sliding door which leads out to the back porch!

Previous Q & A
Q:What do you do for a mechanical room? heating, a/c, hot water etc.
A:Hello, The heat and ac unit can be in the attic, or in the hall closet if it was expanded 1' into the bedroom closet. Many people use the wall mounted mini split type heat & ac units in these small homes. Tankless water heaters can be mounted anywhere on the exterior wall, or inside on a wall. The old tank type water heater could be in the large closet between the kitchen and bathroom, or the hall closet if the ac unit is not there. Another option for a tank type water heater would be to reduce the pantry cabinet and place it on that wall.
Q:Does the crawlspace include footers?
A:Hello, Yes, Crawlspace foundations must have footings to support the piers, etc..
Details for the footings are included.
Thanks.
Common Q & A
Q:Can I make modifications to this plan?
A:Yes you can! Please click the "Modifications" tab above to get more information.
Q:What is the estimated price to build this plan?
A:The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
