If the customer purchase the plan as is (screw pile) et will be getting both the 2x4 and 2x6 exterior wall versions

Q:Do the dimensions shown include the porch or is that extra square footage?
A:The total square footage does not include the porch. The porch would be an extra 96 square feet and is 24’ x 4’
Q:Hi, I am thinking of purchasing these plans, however, I was wondering if you could tell me the configuration of the foundation of this plan if I was to purchase and go the route of a post foundation. I see you provide all different foundation options, however, I'd just like to know the grid pattern. Is it 3x3, 3x4, 4x4 etc Thanks.
A:Not sure what the customer is looking for information wise.
This plan comes standard with screw pile foundation. They would have to see how this would be designed on their lot with a local screw pile manufacturer. We cannot determine the number of screw piles.
For the grid pattern, we do not understand what they mean.

Q:what is required to make this a 4 season home? just add insulation or does it require 2x6 exterior walls to meet code?

The good news is that for this plan, when ordered comes with both an isolated and non-isolated version. One is for 4 season living so the customer is free to choose.

Q:I noticed that this is identical to the Drummond W1904 plan. I would like to build the slightly larger W1904 V2 plan with a laundry area. Is it possible to modify this plan? Also, we live in South Carolina and the county building code (Chester County) calls for the American building code version, not the international building code version.

A:Seeing as this is a 3 season cottage it does not have space for a laundry area. The plan (that is not isolated and is in 2x4 exterior walls) is not designed for permanent living and would need to modified for this.

A:The size of the bathroom for this plan is 6'4" wide x 5'8" deep
