3 Bedroom Texas Farmhouse Plan 80801 has a metal roof, brick and rustic wood detail. A partial wrap porch and covered rear porch allow for outdoor entertaining. A: You may certainly hire your own design professional to modify the plans. Purchase of a CAD File includes a license allowing other design professionals to modify the design. The CAD files are not produced in Revit, so compatibility will be limited. The files can be opened in Revit, but will not contain any 3D capabilities. The CAD files are 2D drawings produced in AutoCAD software.
A: The basement is an unfinished basement so there is no floor plan available. The layout will be up to the owner as to how they wish to finish the space.
A: 9' Wide x 8' Tall
A: The exterior footprint does not increase because the extra 2 inches are applied to the interior. Rooms on exterior walls will become 2" smaller. Therefore, the square footage remains relatively unchanged.
A: All necessary dimensions are provided on the construction drawings that you will receive after placing your order. This information is not released prior to purchasing the plans.
A: Heated square footage is calculated to the exterior face of the studwall and does not include exterior material such as brick, stone, stucco, siding, etc.
A: The walkout option will be the same with the exception of the rear wall being a wood framed wall to allow for doors and windows. The door/window configuration may be customized between you and your builder.

A: The 35’ is the depth from the entry door to the front of the garage. The offset at the front adds another 2’ approximately.
A: That wall is indeed load bearing. You could do a beam across that space, but would likely need a column at the corner of office/foyer.
A: Exterior views are always included, and the cabinet elevations for the kitchen only are also included.
A: The plan can be built using whatever materials that you as the homeowner desire. You can work with your builder to make any changes to exterior materials.
A: The materials list is a general estimate of materials needed to build the home. Specific manufacturers/styles/colors are not included since these will be selected by the owner. The contractor is still responsible for verifying the exact quantities needed for their specific project.
A: The basement is approximately the same footage as the main floor (2486 sf). The basement footprint is the same as the heated area of the main floor and is an unfinished basement.
A: The bedroom doors are 32" doors. Master bedroom door is 36". Hallway to master is 46".

A: We do not specify an exact location for the mechanical since it will depend largely on the site conditions. Typically, the HVAC would be located in the attic space and the water heater would be in the garage storage.
A: The garage ceiling is approximately 9'-4" which would probably not be tall enough for most lifts. Typically, lifts require a minimum ceiling height of 12' depending on the application. The walls to the office are indeed load bearing and could not be removed. You could however add some cased openings to the walls creating a more open feel.
A: This is the basement option showing the basement stair location. The "DN" on the stairs is "Down" to the basement level.
A: Sidewalls are 10' and peak of vault is approximately 16'

A: The back run of cabinets in the kitchen is approximately 16' in length. Cabinet elevations will be included in the plans when purchased. The plans are not drawn specifically for the use of pre-fabricated or site built cabinets. Cabinets will be selected by the owner and installed based on field measurements once framing and drywall installation is completed.
A: The mechanical equipment will be located in the attic space or storage space in the garage. The exact location is not specified since the mechanical layout will depend entirely on site conditions which are unknown. It's for this reason that mechanical drawings are not included. Your mechanical contractor will be able to provide you with these if required. As for a bonus room, one is not included in this design, and modifications to the roof structure would have to be made in order to accommodate one.
A: The ceiling height at the peak of the vault in both rooms is approximately 16'.
A: Certainly. The ceilings in the great room can easily be converted to flat 10' ceilings, and this is an easy change that your contractor can make on site.
