Modern Two Story Farmhouse Plan With Built-ins
Looking for a 3 bedroom home with modern floor plan? Look no further than Modern Two Story Farmhouse Plan 81335. Open living space is always popular. The living room measures 15' wide by 16'6 deep, and it's anchored by the fireplace. Plus, built-ins make a great place to display family photos and souvenirs from your last vacation. Your dining room is right there in the kitchen, and that will make serving meals even easier.
At 12'8 wide by 10'6 deep, the kitchen has everything you need for a 3 bedroom home. One good-sized center island adds lots of work space. The sink is located in front of a back window so you will have a view of the backyard while getting the dishes done. We recommend finishing the kitchen with shaker style cabinets and Calcutta quartz countertops. Lastly, choose a natural color wood for the flooring. This combination will ensure that your kitchen will outlast the trends.
3 Bedrooms on the Second Floor
All three bedrooms are located on the second floor of Modern Two Story Farmhouse Plan 81335. Bedroom 2 measures 12' wide by 10'6 deep, and bedroom 3 is 10'4 wide by 10'6 deep. The kids will share a full bathroom with combination tub/shower. Note that extra storage is available because there is a linen closet in the hallway.
Mom and Dad's bedroom is 13' wide by 16'8, and the ensuite is the best part. The oversized walk-in closet is accessed from the bathroom. If your plan features a poured concrete slab rather than a basement or crawlspace, the foundation page shows footings and details for the slab, and includes plumbing locations.
Floor Plan(s)
Exterior and interior wall framing, and windows/doors are dimensioned. Room sizes are indicated and any beams, posts and structural bearing points are called out. The floorplans include an electrical legend, and electrical fittings, lights and outlets are shown. Floor Plans will also indicate cross–section details (provided on the sections page) and show any special framing details applicable to the design. Cabinet elevations are included for kitchen and bathrooms; some designs feature cabinet elevations for design–related built–ins too.
Building Sections
Building sections show changes in floor, ceiling, or roof height, and the relationship of one level to another. Our section pages also show how the stairs are calculated (if there are some) and depict roof and foundation members. We try and draw sections to show the most useful information — choosing locations where there are elements you or your contractor might need clarification on.

Roof Plan
Roof framing or truss directions are shown, slope directions are indicated and structural members are sized and called out if applicable. The gravity loads used to calculate the rafters, beams and posts are indicated , and we also show gutters, downspouts, and any roof venting required for your home.
Notes and Details Page(s)
Your home comes detailed to meet the requirements of the latest adopted version of the ‘International Residential Code’, and our notes and details pages outline all the elements applicable to the design of your home. Compliance with further standards may need to be incorporated into your plan set, depending on the requirements of your building department — these are usually done locally.
