Barndominium House Plan 82906 combines Modern Farmhouse style with wide-open living, outdoor living, and a massive garage built for serious storage and hobbies. This 3-bedroom design gives every bedroom a walk-in closet and private bathroom, plus an additional half bath for guests. A Video Tour provides a closer look at the layout and entertaining spaces.The heart of the home is an impressive open-concept great room, kitchen, and dining area beneath soaring 16-foot ceilings. A fireplace creates a warm focal point, while expansive windows bring abundant natural light into the gathering space.
The kitchen is designed for both everyday meals and entertaining. A large eat-at island provides generous preparation space and casual seating, while an oversized walk-in pantry keeps groceries, small appliances, and entertaining supplies organized. With the kitchen open to the dining area and great room, the cook stays connected whether hosting friends or spending a quiet evening at home.
Outdoor living is one of Plan 82906's signature features. A partial wraparound covered porch extends along two sides of the home and reaches an impressive 10'4" deep. Mechanical Plans - Because of varying site conditions, mechanical plans such as plumbing and HVAC plans are not included. These items are easily obtained by your mechanical contractor or material supplier.
Site Plans – If required, this information must be obtained locally to include the information specific to your individual property.
Structural Calculations – In certain areas, particularly those in earthquake and hurricane zones, permit departments may require you to submit structural calculations for your particular conditions. When required, you should consult with a local structural engineer.

A: The standard size is 24x36 which is what these plans are formatted to. The PDF files can be printed on smaller paper, but will not be to scale.
A: There would only be space available over the bedroom area, not the great room or the garage. This would require extensive modifications to the plans. You can click the "Modifications" link on the plan page to inquire about a price to modify the plans.
A: A mechanical plan is not included. These details will be provided by your mechanical contractor. Typically, the return air would be located in the ceiling of a hallway since the HVAC equipment is typically in the attic space. For your question about moving the fireplace: Please click on the modifications tab for contact information, and you will get a no-obligation quote for the change(s).
A: The included electrical plan shows locations for carbon monoxide and smoke detectors.
A: The hallway is 3'-8".
A: The plans currently show a 16' tall ceiling in the main living area with a truss roof system. In order to provide a vaulted ceiling, you would need to relay that information to your truss manufacturer. It may also require the window configuration to be changed in order to accommodate a vault.
A: The exterior is only specified as board and batten siding. The material (wood, vinyl, fiber cement) is to be selected by the owner.
