This charming craftsman cottage features 3 bedrooms and open-concept living. A large great room with trayed ceiling is open to the well-equipped kitchen which includes a large island and eating bar. Mechanical Plans - Because of varying site conditions, mechanical plans such as plumbing and HVAC plans are not included. These items are easily obtained by your mechanical contractor or material supplier.
Site Plans – If required, this information must be obtained locally to include the information specific to your individual property.
Structural Calculations – In certain areas, particularly those in earthquake and hurricane zones, permit departments may require you to submit structural calculations for your particular conditions. When required, you should consult with a local structural engineer.

User is able to select and have costs instantly calculate for slab on grade, crawlspace or full basement options.

Summarized cost report will provide approximately 70 lines of cost detail within the following home construction categories: Site Work, Foundations, Basement (if used), Exterior Shell, Special Spaces (Kitchen, Bathrooms, etc), Interior Construction, Elevators, Plumbing, Heating / AC, Electrical Systems, Appliances, Contractor Markup.
QUICK Cost-To-Build generates estimates only. It is highly recommend that one employs a local builder in order to get a more accurate construction cost.

A: The rear porch is open and is framed with a beam supporting the roof structure. Adding additional weight with another roof wouldn't necessarily require any upgrades to the beam as long as the roof could be supported from the rear wall of the kitchen/dining area. See rough sketch for explanation.

A: The 55' does not include the eaves or the brick skirt. The 55' is outside of studwall to outside of studwall. The eaves will add roughly 16" to both sides for a total addition of 32" (2'-8").
A: Yes. A materials list is available for $195 for the plan in its original form. Basements, reverse, 2x6 walls, etc. will not be reflected on the estimate. Furthermore, do to unknown site conditions, foundation materials are not included. Call and ask for Bonnie if you would like to place this order.
