Three Bedroom Southern Ranch with 1611 Sq Ft, 3 Bedrooms, 2 Full Baths and a 2 Car Garage

The exterior of Southern Style Home Plan 77407 is classic with a modern interior for today’s families. Relax on one of two covered porches, the 10-foot deep front porch or the smaller rear porch located off the dining area.

Hidden from the curbside view, this Southern Style House has a 2 car side load garage. Family members can enter the house from the garage and drop off muddy sports uniforms immediately into the large laundry room. A utility sink makes chores even easier.

The master bedroom is tucked in the back and measures 16'6 x 13'. Everything on your wish list is available in the master ensuite: dual sinks, a corner tub, a large custom shower, and toilet compartment.

The split bedroom layout means that the children reside on the opposite side of the house. Each bedroom is 14' x 12', so there will be no arguments over who has the biggest room.

Q: If I choose the 2x4 wall option, will the roof system be changed to accommodate that? What is the turnaround time for the 2x4 wall option to be ready after the order is placed?

A: The roof will not change between a 2x4 and 2x6 exterior wall… if we do not have the 2x4 exterior wall ready, add 24 hours to the order. If you choose readable reverse, the turnaround time depends on which foundation type you choose.

Q: What are the dimensions of the master closet and bathroom? I would like to see how much space we would have to work with in those areas. Thank you!

Q: We are interested in using your plans. I would like to see if the plans come with the structural or framing plans for the interior? We are looking at your plans with the slab, does that come with the footings, etc..? when we purchase the plans, will the plans come with all of the dimensions vs. just the area of each room. A: The plans have slab footing sizes, they do not have full framing plans, but they are noted for sizing. We use pre-engineered roof trusses, so they are to be designed for your local wind and snow loads. All rooms are dimensioned, so your builder doesn’t have to guess about sizes or dimensions.

A: The plumber locates the fixtures off the floor plan. Yes this plan has a slab foundation.
