Barndominium House Plan 82928 with 1,878 Sq Ft, 3 Bedrooms, Wraparound Porch and 3-Car Garage
Barndominium House Plan 82928 combines the character of a classic Western ranch with the open spaces and practical amenities homeowners expect today. Offering 1,878 square feet of one-story living, this Country Farmhouse design features 3 bedrooms, 2.5 bathrooms, an oversized 791-square-foot 3-car garage, and a spectacular 12-foot-deep wraparound covered porch. Conventional wood framing with 2x6 exterior walls provides familiar construction for builders while maintaining the distinctive Barndominium appearance.
Exterior finishes can dramatically change the personality of this home. Vertical white siding creates a bright modern Farmhouse look, while darker siding paired with stone brings out its rustic Ranch character. The deep porch wraps across the front and side, creating substantial outdoor living space for rocking chairs, dining, entertaining, or simply taking in mountain, country, or wooded views.
Double front doors open directly into an impressive vaulted great room, dining area, and kitchen. Decorative ceiling beams can emphasize the volume overhead, while a wood-burning fireplace anchors the living area. The kitchen centers around a generous 11'4" by 3'6" island with seating, creating a natural gathering place for breakfast, meal preparation, and conversation. A walk-in pantry provides additional storage just around the corner.
The split-bedroom arrangement gives the primary suite greater privacy. Measuring approximately 13'4" by 15'6", the primary bedroom includes a walk-in closet and private bathroom with dual sinks, a large walk-in shower, and private water closet. Two secondary bedrooms are grouped behind the great room and share a centrally located full bathroom, with convenient linen storage nearby.
Everyday organization is especially well planned. The garage entrance includes a locker-style drop zone that doubles as a mudroom, while the nearby laundry room provides a convenient place for dirty clothes and outdoor gear. A powder room near the garage entry is ideally positioned for family members coming in from the workshop, yard, or outdoor activities.
The oversized garage measures approximately 23'10" by 31'6" and features three 9-foot-wide by 10-foot-tall overhead doors. Two bays face forward while the third provides convenient side-entry access. A large enclosed storage room can handle tools and equipment or function as a compact project area or workshop.
With its huge wraparound porch, vaulted open living area, split bedrooms, practical mudroom, workshop-friendly garage, and timeless Ranch character, Plan 82928 captures the relaxed spirit of country living while delivering the functionality of a modern Barndominium.
Better Living by Good Design.

Q:If you made the living area 2 ft wider what would total sq ft be?
A:The heated area would increase by approximately 65 sf.
Q:I really like the look and layout of the house. We would like to have a center exposed beam in the LV/DN room as this plan appears to have; however, how is that symmetry accomplished with the two bedrooms on the one side of the plan? At first I thought the porch made the roof structure symmetrical but that roof is lower and separate. How does this framing work please?
A:The vaulted ceiling that you see is a separate ceiling framed below the main roof. Therefore, it doesn't matter if it is centered.
Common Q & A
