Structural Calculations – In certain areas, particularly those in earthquake and hurricane zones, permit departments may require you to submit structural calculations for your particular conditions. When required, you should consult with a local structural engineer.

Q:Does this plan meet 2021 IRC?
A:Yes....this plan is designed to the 2021 IRC.
Q:Is the wall between the Bedroom 3 and the Loft a load bearing wall? Is there a beam there that could be an expensive beam to purchase?
A:This plan reflects a truss roof system which would bear on the exterior walls. In theory, this wall could be removed, but you would need to verify with the truss manufacturer that designs your trusses.
Q:I would like to see a roof framing plan of this plan prior to ordering the full set. My concern is how the shed dormer framing is planned and what the ceiling plan looks like on the second floor. If you would be able to show me a roof framing plan over the loft and bedroom 3&4, that would be the most helpful.
A:Framing plans are not included in the drawings. These are site specific and must be obtained locally if required in your build area. Typically, a double or triple rafter is provided on either side of the dormer with a header between to support the dormer rafters.
Q:The trusses is it an attic truss or a traditional floor and a knee wall?
A:The plans are currently designed with a floor joist system, kneewall, and roof trusses. There are several different framing methods available, so you could certainly discuss with your truss manufacturer to see other options.
Q:Hello, Are the load bearing walls all on the exterior walls? I was wondering because I would like to change the floor plan, but wanted to know the answer about the load bearing walls first. Thanks Sue
A:Since this is a two story design, there are several interior walls that are load bearing. You will need to have any modifications to the floorplan made by a design professional in order to account for the necessary load bearing points.
